Whether you're buying or selling, a home inspection is a critical step in the real estate process. This home inspection checklist will help you understand exactly what we inspect and what you should expect from a professional residential inspection.
Roof: Our inspector will carefully examine the roof covering for missing, loose, or damaged shingles, tiles, or shakes, and note the general condition and age. They will also check the flashing around chimneys, vents, and skylights for proper sealing and signs of rust or damage, and inspect the chimney for cracked bricks or a damaged crown.
Gutters & Downspouts: The inspection includes ensuring that gutters and downspouts are securely attached, free of debris, and properly sloped to direct water away from the foundation.
Foundation & Structure: We'll inspect the foundation for significant cracks, bowing, or signs of settling. The grading around the house will be evaluated to confirm that the soil slopes away from the foundation to prevent water from pooling.
Siding & Trim: Our inspector will look for cracks, rot, moisture intrusion, or peeling paint on the siding, fascia, and soffits.
Windows & Doors: We will check all windows and doors for proper sealing, broken glass, and damaged frames, and ensure they open, close, and lock correctly.

2. Interior Inspection
Inside the home, our inspection focuses on the core systems and visible components to ensure everything is functioning as it should.
Walls, Ceilings, & Floors: Our inspector will look for signs of water stains, cracks, or sagging that could indicate leaks or structural issues. We will also inspect the flooring for damaged or warped sections, especially around plumbing fixtures, which could signal a moisture problem.
Attic & Insulation: In the attic, we will assess the depth and condition of the insulation and ensure there is proper ventilation to prevent moisture and heat buildup. Our inspector will also check for signs of water damage, wood rot, or pest intrusion in the exposed rafters and sheathing.
HVAC Systems: The inspector will note the age and general condition of the furnace and air conditioning units and operate the system to ensure it's functioning properly. Visible ductwork will be inspected for damage, gaps, or poor insulation, and the thermostat will be tested.
Electrical System: We will check the electrical panel for proper labeling, corrosion, and safety concerns. The inspection also includes looking for visible signs of outdated or unsafe wiring (e.g., knob-and-tube) and testing a representative number of outlets and switches. We will confirm that Ground-Fault Circuit Interrupter (GFCI) outlets are present and working in wet areas like kitchens, bathrooms, and the garage.
Plumbing System: Our inspector will note the age and condition of the water heater and check for leaks. We will inspect visible pipes for leaks, rust, or signs of improper installation, and test faucets, toilets, and showers for proper function, water pressure, and drainage. If applicable, a sump pump will be checked for proper operation.
3. Other Areas & Safety Inspection

Garage & Carport: Our inspector will test the automatic garage door opener, including the critical safety reverse function. We will also look for signs of structural issues or fire hazards.
Crawlspaces & Basements: The inspection of these areas includes looking for signs of water intrusion, as well as evidence of rodent or insect activity. Exposed floor joists and supports will be examined for damage or rot.
